Your dream is about to come true, but there are three mandatory steps to follow in the Italian procedure to finalize the purchase:



Make a purchase proposal

An official purchase proposal will include your details as well as the selling party’s ones, details of the property and the compensation you and the selling owner have agreed upon. We will help you figure out the optimal selling price for the property you are interested in, so you can be sure we’ll find the best possibile compromise cost-wise.



Preliminary sales contract

Once the preliminary offer has been accepted, it’s the time to draw up a written agreement as well as to provide payment of the deposit together with all the conditions you and the seller agreed upon in the previous step.



Transcription of the deal

To legally confirm the change of ownership, we’ll need an Italian notary who will transcribe the deed in the notarial registers, so that the transaction is final.

Administration

Mariachiara follows the client of KefaImmobiliare from managing the documentation, handling sales assignments or purchase proposals, to the notarial deed of sale. Her knowledge of German and English makes her the perfect liaison between the agency, the client, and industry professionals such as notaries and surveyors. In doing so, she sets the pace of work to ensure that every real estate negotiation unfolds efficiently, transparently, and within the set timelines.
